Ductwork and Distribution

New 400 millimetre spiral ductwork and 200 millimetre burner supply ducts were installed throughout the hotel. Custom bracketry was fabricated and fitted to suit the building layout, supporting improved airflow distribution across all serviced areas of the estate.

HVAC Systems and Controls

Modern variable refrigerant flow systems were installed alongside advanced energy control systems, replacing the existing legacy equipment. These upgrades delivered improved control of heating and cooling across all occupied hotel and spa spaces, with zone-level precision not possible with the previous installation.

Air Handling and Insulation

New air handling units were installed as part of the upgrade programme. Insulation was enhanced across all upgraded systems to improve air quality, reduce heat loss and maximise the efficiency gains delivered by the new plant and controls infrastructure.

Inspection and Compliance

Test points were installed throughout the upgraded systems to support ongoing inspection, testing and regulatory compliance. These provisions allow system performance to be verified during normal operation and provide efficient access for future maintenance and inspection activities.

Compliance and Safety

These provisions enable system performance to be verified at regular intervals during operation and allow maintenance teams to carry out scheduled and reactive checks without interrupting the wider systems. All new plant was selected and installed to meet current energy and safety standards.

Comprehensive commissioning documentation was produced as part of the handover process, including records of installation works, commissioning results, airflow balancing data and operational and maintenance information. This documentation provides the hotel with a complete reference for the installed systems and supports long-term compliance and maintenance management.

Programme and Delivery

The project was delivered as a coordinated upgrade programme with practical completion and handover activities completed in 2025. Works were phased to protect hotel operations, with the most significant installation activities scheduled to minimise the impact on occupied areas. All service isolations were planned in advance and agreed with the hotel management team before any work commenced.

The installation of new ductwork, air handling units and VRF systems was carried out concurrently across the estate, with trades coordinated to avoid clashes and maintain programme throughout. The hotel confirmed that the works were completed with minimal disruption, and all upgraded systems were accepted at handover as fully compliant and operationally effective.
